The site evaluation provided is a limited-scope, visual-only assessment based solely on observable conditions at the time of inspection. This evaluation does not include intrusive testing, dismantling of equipment or structures, laboratory analysis, engineering calculations, or other technical investigations. No representation is made regarding concealed, latent, or non-visible conditions, including but not limited to structural deficiencies, subsurface conditions, hazardous materials, mechanical or electrical systems, water intrusion pathways, or conditions concealed by finishes or stored items.
The evaluator is not a licensed engineer, geotechnical professional, environmental consultant, or other specialized expert unless expressly stated in writing. Observations, opinions, and recommendations are based on visual indicators and the evaluator’s professional judgment only and should not be construed as engineering, architectural, geotechnical, environmental, or legal advice.
This report reflects conditions observed at the specific date(s) and time(s) of inspection and is not a guarantee, warranty, or prediction of future performance, condition, or longevity of the site or any component. Conditions may change over time due to weather, use, deferred maintenance, hidden defects, or other factors. The evaluator cannot predict future failure, deterioration, or the emergence of defects.
Clients are advised to obtain additional, more detailed evaluation from qualified and licensed specialists where warranted by the findings or for matters requiring technical analysis, permitting, remediation, design, or certification. Such specialists may include structural, civil, mechanical, electrical, geotechnical, environmental, or other licensed professionals.
While reasonable efforts have been made to provide an accurate visual assessment, inadvertent errors or omissions may occur. The evaluator, and any associated firm, their officers, employees, agents, and contractors, shall not be liable for any claim, loss, cost, expense, or damage arising from such errors or omissions, except to the extent caused by demonstrable gross negligence or willful misconduct as determined by a court of competent jurisdiction.
This Errors and Omissions section is intended to clarify the scope and limitations of the visual site evaluation. Acceptance of the report constitutes acknowledgment and agreement by the client to these limitations and recommendations for further investigation when appropriate.

A video will be provided showing all areas of concern together with areas that may provide future benefits, inclusive of a narrative and budget costs for ongoing maintenance.

The inspection costs are based on acreage size and additional walk through services with the client are available on site to discuss in person ideas and future needs and solutions.
